		  Are you licensed?Yes, the Washington State DOL regulates property management companies and requires a Designated Broker to oversee everything.

		  Can I reach you after hours?Yes, I am happy to talk with my owners after normal working hours.

		  Why do owners have to maintain a reserve account?We require our owners to have on reserve $500 so that we can pay our vendors for repairs to their property. When the cost is above $500, we then require an additional owner contribution so that we have sufficient funds on hand to make that payment.

		  Do I get to see the lease or sign it?If you would like a copy of a signed lease, we can share that with you. You do not need to sign.

		  Do you sell real estate too?I am a Washington licensed Real Estate firm that can help buy and sell properties and have my team that can also help in Idaho as well.

		  How and when do I get my money?We process owner statements between the 10th and 15th each month directly into your preferred account.
- 
		  How is rent collection handled?All tenants have their own tenant portal and are encouraged to pay online, but we also allow payment in person and by mail with certified funds.

		  How long of a lease do you sign?Our standard preferred lease is for a 12-month period. Anything over 12 months requires a Public Notary to verify the tenant's signature.

		  How much security deposit do you charge the resident?The standard security deposit is equal to one month’s rent.

		  How much do you collect for pet deposits?We collect a refundable $500 per pet deposit.
- 
		  How soon can you start managing my property?Once a management agreement is accepted and signed and a property is ready to be photographed and video tour produced, it can take as few as 5 days to have your property listed.

		  What type of properties do you manage?Our focus is on mid to high-end residential properties. This includes single-family homes, condos, and duplex to 4-plex properties. I also have a partnership with a quality multiplex management company that I can offer as well.

		  What type of reports do I get and how often?Owners receive an emailed monthly statement of accounting of each of their properties.
- 
		  Who holds the resident security deposit?Washington State requires the management company to hold tenant security deposits in a local bank trust account.
- 
		  Am I required to register my rental property?Currently, the City of Spokane (Proper) requires each owner to register their rental property online each year and hold a City of Spokane business license. The state of Washington is currently considering making this a state mandate in the future.
